Dearborn's YOUR community...
When you're in the market for your first home, Dearborn offers new buyers many great reasons to invest in a community that values its residents as well as local businesses, schools, health care providers and others.
Dearborn is widely recognized for its ideal central location... superior city services... excellent housing values... attractive and well maintained neighborhoods... friendly community spirit... safe place to live . . . innovative educational programs from pre-school through graduate school and much more.
Five great reasons to buy in 2009
- 1. A wide selection of attractive and affordable housing options are available in Dearborn -- from historic to contemporary - for people of all income levels.
- 2. 2009 U.S. federal tax incentives for first time-homebuyers. Tax credits of up to $8,000* are available on the purchase of a principal residence on or after January 1, 2009 and before December 1, 2009. You are considered a first-time buyer if you have not had any ownership interest in a home in the three years previous to the date of the 2009 purchase.
- 3. As a first-time homebuyer, you can buy a home with little money out of pocket. FHA loans require only 3.5% down. As a veteran, you can purchase a home without any down payment at all.
- 4. Dearborn's many financial institutions are ready to help qualified buyers with mortgage loans at interest rates that are among the lowest in years.
- 5. With housing prices at their lowest, 2009 is a great time to make your investment - with home values expected to steadily increase in the years ahead.

Why Dearborn? One of my interests is studying American history and culture; in fact, so much so that I recently finished a degree in historic preservation at Eastern Michigan University. Dearborn first of all appealed to me because of its sense of history and place in history as the home of Henry Ford and the Ford Motor Company. If you have lived in Dearborn your entire life, you may take for granted the significance of the Rouge Complex in American industrial history, the grandeur of The Henry Ford collection of Americana, and the influence of Henry Ford on American popular and economic culture. But as an outsider and a history nut, Dearborn, to me, has a real mystic about it. Quite simply, I feel proud and excited to be a Dearborn citizen because living in Dearborn is like being a part of the on-going living history of the nation. (This may sound like hyperbole but I really feel this way.)

"I have many friends who already live here; it's centrally located and everything's 20 minutes from Dearborn. I also found that housing and taxes are more affordable than surrounding communities."
- Melissa Yonemura, 32
"Finding a home close to my work at the Hyatt Regency, buying a house in a nice neighborhood that will hold its value and being near my kids' school made Dearborn a great choice for me. Plus, I qualified for the first time homebuyer tax credit."
- Sophia Karagas, 39, 2009 first time homebuyer
